Getting Started in Dayton Market using Property Management

Hi all, 

I wanted to reach out to you all here on the forum. 

I've managed several properties in Springfield for a few years by myself. Recently, I decided to move in the direction of professional property management for a property in Columbus. I've been very happy with my experiences from the latter avenue. I'd like to utilize this method moving forward. Springfield does not have many options for property management; Dayton seems like a good combination of greater property manager options like Columbus, but a property price similar to Springfield.

While I'm still at least 6 months out from a purchase, I wanted to see what your experience has been like, particularly if you're using property management with your own rentals. I would likely be using financing to purchase a property. While a 3-4 unit property would be ideal, I feel like the potential for turn over would eat into cash flow. Alternatively I have considered a nicer duplex instead. Any thoughts? Thanks in advance!
