Buying a Pre-Foreclosure (Cincinnati)

I have found a property close to me by driving for dollars that seems to be a great deal, my main question is the property is vacant and has postings on the windows from xome.com. I am curious as to how far into the foreclosure process can I still try to buy the house directly from the owner? Is there a point in time where it has gone too far and they cant sell it before the bank sends it to auction?
