Menor & Mentor-on-the Lake - How are they?

I've seen the Ultimate Guide to Grading Cleveland neighborhoods, and it's very useful. However, it doesn't cover Mentor and Mentor-on-the-Lake. From afar, it seems like these could be up-and-coming areas. Is that true? 

I read some posts on the interwebs from about 10 years ago that suggested Mentor was a strong B neighborhood, while Mentor-on-the-Lake was probably about a C. More recent stuff I've read suggests that maybe On The Lake is cresting B territory? Good area for flipping? Thoughts?
