Seeking Newark OH Investor Insight
I'm looking to pick the brain of someone who is either local to or invests in Newark, OH. I'm in Columbus and considering whether Newark would be a market worth investing in. Anyone out there able to give some insight into specific neighborhoods (such as Old Towne West) and its investment prospects? Would be happy to buy you lunch or a coffee in return, thanks!

I am personally from Columbus, but my boyfriend is from Newark has been an investor in there for about five years now. What I've learned about Newark is the cash flow is generally better than in the extremely competitive Columbus market. Even better, the entry price of a Newark investment property is much lower than Columbus (about 100k for a decent property or 70k for something that needs fixed up). Also the city and some larger investors have been pretty focused on revitalizing the downtown area which has opened up some pretty lucrative opportunities in the surrounding neighborhoods. Old Towne West is definitely a lower income rental area and has not seen as much revitalization as other neighborhoods. It's proximity to downtown coupled with low home values could make it a good buy and hold market with the right property and tenants. We have had great success with two rental properties in that area, but there are definitely some potential duds.
Hope this helps! Let me know if you have any other questions.
