Hungarian Village Year over Year Comparison - Columbus OHIO
I recently went on a few property showings in Hungarian Village and had a client who didn't know much about the area ask me to do an analysis of it for year over year. Almost everyone knows German Village in Columbus. It has the brick lined streets, famous restaurants, and historical charm that draws a lot of interest. Directly adjacent to the south is Merion Village. As property values went higher and higher and German Village, a lot of buyers shopped in Merion Village. Well, lately prices have gone up significantly in Merion Village, and buyers have been forced to shop even further. In today's post, I'm going to be looking at Hungarian Village, which is directly adjacent and to the south of Merion Village. Here is a quick view (it's super small, LOL):
The boundaries are High street to the west and parsons to the east. The South side of Morrill on the north and the north side of Woodrow on the south.
in 2018, only 14 homes sold in this area. The average sale price of these homes was $141,479.51 with an average days on market of 35.64 and average price per square foot of $120.65. The highest sale price in 2018 was $227,000 (187 Hinman Ave) and a total of 3 homes sold over $200k. Here's a quick map:
In 2019, 18 homes sold in Hungarian Village. The average sale price of these 18 homes was $158,817.28 with an average days on market of 44.17 and an average price per square foot of $133.99. The highest sale price in 2019 was $240,000 (363 E Morrill Ave) and there was a total of 2 sales over $200k. Quick chart:
Overall, in 2019 we saw more sales activity. The average home in Hungarian Village went up by a staggering 12.25%.
