Significant contributing factors to SFH appraisal values in Cbus
What have you found to be the most significant contributing factors to a SFH's appraisal value in Columbus? Square ft/# of bedrooms & bathrooms/proximity to.../condition of the home/school district/etc.?
Are these factors weighted very differently from appraiser to appraiser? Have they changed over time?

@Nathan Haws It comes down to the comps that the appraiser pulls. You can have a good idea of how an appraisal will go, but sometimes they will surprise you. I have seen two different appraisals done on the same property at the same time have completely different values.
