Can anyone provide any insight on whether or not Wilson, NC is a good city to invest in rental properties?

Hey all- I grew up in Wilson. It is a good town, great place to grow up. There are certainly areas in the city that are C-/D class areas that would probably be wise to stay away from. There are some good neighborhoods that have some good rental prospects. There is a small economy centered around the Firestone plant and BB&T(now Truist). However, it is increasingly becoming a commuter town with people commuting to Raleigh or to Greenville. When I lived there again about 8 years ago, I knew some folks that neither couple worked in Wilson, and one commuted to Raleigh and the other to Greenville. 

Property value growth has been slower in Wilson than many other larger metros in NC, as a result prices are lower, but so are rents.
