What is the big deal with the Historic Oakwood District in Raleigh? Are the properties worth it?

If you're new to real estate, you will eventually learn price inflation in sought after areas. This is one of them.

It's a nice area but there is honestly nothing amazing about it. My wife and I owned town home in Mordecai and had it appreciate about 70k in 2 years without renovating or touching anything. If you can find the cheapest house in Mordecai and clean it up there is demand.

It’s the proximity to downtown Raleigh and other up and coming pockets that is appealing. North Person street is becoming it’s own little community with bars, restaurants, coffee, ice cream. If you’re in Oakwood you can walk to these spots as well as downtown proper.

It's all about the ability to walk to everything, IMO, that makes this such a valuable area. It provides the perfect mix of living in the city, but in your own house/yard in a quiet neighborhood. In addition to North Person street, Seaboard Station is going to be completely developed with mixed use luxury apartments, restaurants, and retail. I don't think a lot of people know about this yet and I expect it to bring even more appreciation to the area.
