Refinancing a coop.

Hi. I own a coop in NYC, Staten Island. It's a rental.  I want to refinance to change rate and shorten mortgage. Bankers and brokers tell me that I can't because it's not owner occupied. If it's at all possible to refinance I appreciate any ideas. Thank you!
