Variance process - conflict between tax assessor & clerk's office

Hi all,

I need advice re: applying for a variance in Newark. Clerk's office docs say my property is 4 family but the tax office says 2. I want to refi and rent out the property without issues. Would appreciate if you could answer the following:

  1. Besides a variance, any suggestions on how to get the two offices to agree to the same thing?
  2. How can I check the likehood of getting a variance approved - without spending lots of money?
  3. If I apply for a variance, should I get a lawyer? I've tried but haven't found one yet. Whatd does the process entail?
  4. The property is currently being used as a 3 family; if an appraiser comes in for the refi, how do they confirm the number of units? My old appraisal says 3 family. Can I just give that to them?
