Help Wholesaling Manufactured Home

Hi BP family

We're fairly new to wholesaling, and we came across a seller with a mobile home and need some help understanding how to wholesale this property. We still have to visit the unit, but here's what we do know:

  • Seller owns the land & the home, but I don't think she converted it from personal to real property yet. The property is also on "stilts"
  • The home was built in 1970's and is in bad shape with damaged plumbing, boarded up, trash all over the yard (?prob from squatters)

- How would you structure this deal to make an offer?

- Should we just make an offer based on the land? And if so, how do we find comps on land?
