Getting started finding a 4plex in Vegas

I'm interested in finding a (reasonably turnkey) 4-plex in Vegas to hold as a rental and I'd love advice on two things: today's market and finding a good broker. 

First, what kind of cap rate ranges are you seeing in the market today? Any recommendations for or against the current timing in the market?

Second, could anybody recommend a good real estate agent who is used to working with investors and knows the market well?
