4plex estimated numbers vs actual, what do you think?

I purchased a 4plex in Las Vegas, with the following below simple analysis. Since joining Bigger Pockets, and saw Brandon's detailed analysis, I would have to say Brandon's is better. However, I'm thinking the simpler the better, the KISS method (keep it simple stupid). As long as, my estimate gets 20% ROI/cash on cash, then my pad is built in. What do you think? The actuals for year 1 was 14%.
