Single Family Property

I currently have a multi-property and a couple small commercial properties. But I have started looking at getting into the single family due to the ability to get conventional loans. I just wanted to see if there are many people in Omaha doing single family and what there experiences have been with it? What type of returns have you been able to get? Is there a big demand for single family properties?
