Macro pandemic trends

Hi all, new here - I am familiar with the Boston, Southern California, and Austin Area markets but have little knowledge of the Midwest.

Are there any macro trends you guys have noticed with the ongoing pandemic? I.e. is there still demand for the rental market? , how do job growth prospects look?

I am looking to use cash to purchase a traditional cash flow positive rental unit or BRRRR method, and Kansas City seemed to be appealing.
