Projected Returns on RE updates in KC

Wondering in the KC real estate market if anybody has experience with returns on updates such as 

-Adding a Privacy fence backyard

-Adding an additional bedroom

-Adding a half bath

-Finishing a basement with carpet and new walls and ceiling 

The home is currently a 3 bedroom, 2 bath SFH about 1300 sq ft.

Any stories and experience is welcomed
