Handyman in Northeast/East KC and small mortgages

Anyone have a referral for a good Handyman in East KC? Also, my experience has been you can't get a mortgage for under 50k from mortgage companies/banks. Are there sources for a 30k mortgage besides owner-finance? I'm trying to sell a property and it would be helpful to have that resource for a potential buyer. Thanks, Jon
