What's the best way to sell a small package of rentals?

I have a handful of rental properties in some of the nicer neighborhoods in Kansas City - Waldo, Belton, the northeast side of Raytown, etc. 

I'm considering selling two of three of them, and wondered if anybody had some advice on whether or not there is a good market for other investors, perhaps from outside of KC, to purchase them at a price that would be attractive to me, but still priced below what I would sell them on the MLS.

I'm not in a distressed situation, but would like to take advantage of the hot market - ideally without having to kick my tenants out. 

Has anybody sold to out-of-state investors? Or am I better off booting the tenants and just listing on the MLS?
