Tell me about N. Prospect Ave. (Avondale-North KC Hospital)

We're checking out properties on N. Prospect in Avondale area. We're from CA and have no clue about the neighborhoods other than a friend who lives there. This is preliminary research, but our friend has made a lot of equity in his house in the last 4 months. What are the local insights about this area? We're also looking for a local realtor with whom we could work. I'm a realtor in CA, but need an investor-friendly local eye.
