Reinvest or Hold Cashflow Negative
I purchased a property a year ago from a family member that was renting their townhouse. The townhouse was sold to me below market value with no realtor fees. The house also came with steady tenants already renting for 2 plus years. The propert generates negative cash flow after all the expenses are added up. Raising rent to create positive cashflow is not a viable option since it would create vacancy and no guarantee of finding a steady tenant to replace the current ones. Should I consider selling this property to buy a positive cash flow property or does the equity gained with zero vacancy worth hanging on to since the tenants have no plans on moving?

Are you also budgeting capex reserves/replacement?
Can you sell it at market value and profit and find a better replacement?
