Florida Tax deeds

I have two questions: first I have seen lots with mobile homes and the mobile was never transfered to the present owner is that worth messing with & what to do?
& A lot I looked at was purchased a number of years ago by the present owners who are letting it go. They bought with a Warrenty Deed signed by the Husbend but not signed by his wife as was done when they recorded their deed 20 some years ago. She could have passed but there is no info on file.
