Received the deeds, now what

I bought tax liens on two adjacent properties two years ago and recently received the deeds after the redemption period was over with no payment. Contacted the previous owner who is still residing on the property. It’s been 3 months of giving me the run around about a divorce, car breaking down etc. now I haven’t heard from her in 30 days. Would the best route be to file a unlawful detainer ? I’m planning on sending her a 30 notice to vacate or pay me for the properties, and in the notice offer cash for keys is there a better option ? I’m in WV
