Purchase Home Owner Lien

I purchased my first title through an auction at Miami Dade Coutt. It was a homeowners lien. I have learned so much in this process. There is an outstanding mortgage on the home that went through the MERs system and was sold about 4 times. It does not look like they can foreclose on the home because they tried In the past and was unseccessful.  I have been renting the home out for year now. The Lady that owns the mortgage is willing to work with me. Should I file a quiet title motion, let the mortgage owner quit deed it or buy it through a short sale?
