Question about exempted property..

I have a property coming out on the other side of a bankruptcy. Im looking to understand what I can do pertaining to Subject to for this deal. My understanding is that person cannot sell the property for less than fair market value or to pay off creditors. If I assume current mortgage, would this be legal to obtain the deed? 

Need some help here, Im not an attorney. LOL!
