Foreclosing on a tax deed in GA

Simple question (I hope).

The lot next door to my house is unbuildable and useless to anyone but me (including the current owner.) I bought the tax deed last year and now it's time to think about foreclosing.  I've read up on the process and it seems pretty straightforward, but there are a couple of things I'm unsure about. 

Is there anywhere I can find a sample foreclosure letter? Just something to base my own letter on.

After the 30 days are up, what's the process for petitioning the court for a full deed?
