Performing, low LTV note rates?

Just a very general poll on what YOU would want to see in terms of note interest rate.


$60k-$100k asset value
50%-60% remaining on note

C & B class neighborhoods.

I realize most people here are into NPNs, but I'm curious about what people look for as far as performing note rates go. 

If I'm missing more metrics, please let me know. I'm just debating on whether it makes sense to generate notes on properties I own for the purpose of selling them. I'm over the limit of many local banks I talk to as far as cashout refinance and want to keep rolling along buying more properties, and notes may help me get where i want.

We look for min. 15% IRR on first position notes on properties in Tier 2/3 markets, mostly southeast, midwest/southwestern US, at least 50% remaining term and a min. $15k of equity between UPB and current BPO value.
