Stopping a Tax deed sale

So an owner is going to deed his house over to me. After doing a title search, I found many liens and plus the house needs work. Thus, I inherit the problems. Most liens I can negotiate and pay off. My concern is the county tax sale coming up in 20 days. Total liens add up to about 55k, 36k of that is the tax collector. 

Other than paying the whole 36k, is there any other way I can stop the sale? I was thinking of employing an attorney to possibly motion an action. 

ARV is 310k, needs about 15k in work. Any ideas?
