Where can I find/buy liens? (Sewer Liens) Middlesex County, NJ

Hi everyone,

Where can I find and buy sewer liens, specifically in Middlesex County, New Jersey. I've been wondering if there is a database online that shows auctions for these liens, I've spoken with a few lien investors and have gotten a lot of information, unfortunately this was one question I didn't get. They only told me, from what I remember, the townships auction off these liens and there are ways to view the properties before the auctions begin.

If anyone has any information regarding this question it would be greatly appreciated!

Account Closed You can go into the sale website and click on results, then you will select all batches and then struck to county as the bidder, then go to the right side and check the box that says hide redeemed certs and hide removed certs.  Then you will have the remaining certificates that did not sell at the auctions.  It will be a lengthy list and you could download it as an excel spreadsheet if you like.  That way you can sort it.  It looks like there are 40 remaining pages in Maricopa.  The other counties that have an online auction site such as Maricopa and work with Grant Street Group are a similar process.  If you have a user and pass for any of the sites it is interactive with the other sites so you don't have to get a new one for each site.  If you contact the county Treasurer they will give you a listing of available "over-the-counter" liens for 50 dollars on a CD.  This is the perfect time to hit the available OTC liens.  Next month most of the good ones will be taken.

Hi Account Closed - I was just in your shoes and bought my first batch of liens this past December.

•  if the lien is bid down to 0% or at a premium at auction, the lien will not generate interest for you until you pay the 1st Quarter's subsequent taxes. depending on the dollar amount, you will generate 8% or 18% (lien < $1500, 8%: lien >$1500, 18%) 
• as long as the lien is redeemed within 5 years (may vary from town to town and county to county) the premium is given back. Obviously, if you foreclose on the property, the premium stays with the town.

Then go to client sites and then scroll down to New Jersey.  Several townships will be having their sales and have their sites open to view what is available.  Once the site is open you can register and even place bids if you want.  New Jersey will start out at the least amount of interest beginning with 18% and whoever is willing to take the least amount of interest will get the tax lien.  It is so competitive that often times it will get bid down to zero and then up on the amount of the taxes as a premium bid.  The township will open a trust for the individual that is betting a high dollar to be involved with a property.  If this happens then there will be no interest the first year but the second year it will be at the full 18%.  The interest only accrues on the tax lien, the overage is still kept in a trust for the individual who purchased the tax lien.  Once it gets past the 2 year redemption period a foreclosure can begin.  It is a judicial foreclosure state and will require a lawyer to work with the Supreme Court prior to acquisition.  The average cost of most foreclosures are approximately 3500.  That is not set in stone.  It may be less or more depending on the work needed to complete the process.

Maybe I'm just looking in the wrong counties, I've tried South Amboy and Franklin thus far, not seeing an option to hide redeemed/removed certs. Could you give me a township I could search that has this criteria? I searched for "Maricopa" didn't find anything on the main site, you're using realauction.com , correct?

I'm looking around on the site and wondering where I can find available tax liens, every one that I've clicked on thus far that have the status: available, wind up saying sold.

Any insight would be highly appreciated.

I do have a question regarding the premium bids. If I wind up paying a premium, let's say $2000 for a $1000 tax lien in March, there will still be 3 quarters left to pay until 2018, if I pay those 3 quarters wouldn't they be at 18% or is it always the entire year of purchase is stuck at 0%? I can understand no interest on the initial bid, that makes sense, but following payments made that year are at 0% as well?

Another thing, using our previous example, $2000 on a $1000 tax lien, premium of $1000, if I were to be redeemed, I'd get that premium back as well?

Awesome, I've heard you can find liens in the back of local newspapers? Anyone have any experience with this?

Thanks, I actually just called a tax collector today for my town, Sayreville and apparently they only have one tax sale at the end of the year in December. Trying to find some that start in March. Will continue to contact Tax Collectors for each township I suppose until I find one that's ideal.

Going to check out some other townships, do they all have websites?
