Purchasing Liens on Lakes/Ponds/Timberland

Hi All, First post here for me,

I've been purchasing liens for a few years now on homes, properties, and have been doing pretty well with it. I've sent a few to auction and had them either redeem or 3rd party bidder bid on them. (FL)

My question is, have you any of you had luck on purchasing a lien on a lake or pond such as in a neighborhood that is owned by the HOA? I see some of these liens for sale and it seems like the HOA would redeem these or possibly lose their community lake/pond. However what would be the end game if it went to deed auction and back to cert holder such as myself? Can I sell the lake that belongs to this community? lol seems kind of odd to me, but possibly lucrative as a 10 acre lake is a nice thing to own.

Also, if anyone has had luck with buying liens on timberland, any advice would be appreciated!
