Hey everyone, YEP, another one from Florida. I'm JJ, trying to get into tax lien/ tax deed sales.  I've bid on a couple properties in a coupe tax deed sales bought was easily out bid by the big money investors, although I'll try again.  Wondering if I can get some input on tax lien and tax deed buying/selling.  I bought my first tax lien certificate last week here in Orlando... what's next?

Orange County Florida has a great list of "over the counter" tax deed or what we call the list of lands available usually with a house or two on the listing. The opening bid will be listed or the price that is needed for the amount of the purchase. You will still need to contact the Clerk of Courts but it's an easy purchase and will give you everything including the title search in case of doubt. If there are any HOA's you will know that as well from the title search and any other recorded documents which are provided to you free of charge. The deed auctions are great and there are enough of them in Florida that if you aren't successful on the first one then then next one you will be. :) Some of the best counties in Florida are Pinellas, the Clearwater area, Putnam, Hillsborough and Orange to name a few. Many of them will allow you to purchase over the counter online where you just click and buy. It's so easy to do. Links are available to see the history of the taxes, payments, etc. and it's all at the touch of your fingertips.
