Assignment of Rents during FC

I am foreclosing on a duplex in Indiana and my lawyer said he can write up an assignment of rents but it might not be worth it.  He said I might not actually receive the rents and/or would need to start maintaining the units to receive the rent.

Does anyone have experience doing this or advice? Thank you.
