Escrow Agent for Note Sales

I am planning to begin selling performing notes to folks who need income investments and would like to have a 3rd party escrow agent who knows notes and can handle the escrow and closing process.  This would include things like verification of the collateral file, AOM/Allonge generation, AOM recording, collateral file shipping to buyer, etc.  Ideally this escrow agent is local to me (Seattle area) but that's not a hard requirement.  I am looking for referrals.  Please chime in here or shoot me a PM if you have had good experience with any particular company/attorney.

    I get why title companies don't do note purchase escrows.  Nothing in it for them and it's not their business model.  Title companies do RE escrows in order to sell title policies.

    But using attorneys seems like overkill to prepare and record an assignment and transfer funds.  In fact, I would never use an attorney to prepare such a doc in CA. I have had some of the worst experience (major mistakes) with recorded docs prepared by attorneys.   Title company escrow agents know doc prep.  They know the recorder requirements.  They know title.  They do the best job, at least here in CA.

    Surely there is a speciality escrow service here on the West coast that facilitates a note purchase.
