Purchasing Notes from Wells Fargo

Does anyone have experience purchasing notes from a bank? I have a situation where the homeowner would like to stay in their home. My thought was for an investor to purchase the note then re-write the note at a payment the homeowner can afford.

Is this line of thinking correct or am I missing something?
