Tax deeds in Delaware

Anyone have advice on purchasing deeds in Delaware? Seems to be quite different than other deed states. I've read quite a bit and feel prepared for upcoming auctions, but would like to know if any BP folks have ran in to any unexpected snags or delays etc start to finish. Thank you. Wow BP is amazing so far! Fairly new thanks again!
