Where to Find Non-Performing Notes in Memphis - Any Advice?

Hi everyone,

We're interested in purchasing non-performing notes in the Memphis area, but I'm not sure where to start. Does anyone have recommendations for sources of non-performing notes in this market or advice on how to find them?

I'm also curious to hear from other investors who have experience buying non-performing notes in Memphis. What are some of the challenges you've faced, and how have you overcome them? Are there any particular neighborhoods or property types that are more likely to have non-performing notes available?

Any advice or guidance would be greatly appreciated. Thank you in advance for your help!

1. Start with sources like paperstac and other servicers

2. Memphis similar to most cities is very diverse and the neighborhoods can range from being very safe to not safe. Understanding this is very important

3. Lower class neighborhoods and manufacturered homes are most difficult as understanding true value of property can vary significantly which if off can cause you to lose thousands.

All of the above is not specific to Memphis. One thing specific to Memphis is sewer bills and liens from those.
