Lender search - HELOC on primary & investment property & refi

Hello  all,

I'm planning on making several real estate transactions in the near future. I'd like to get started by accessing the equity in both our primary residence & single investment property, then doing a refi/cashout. I don't want to do a refi/cashout because both properties have rates in the 3s - can't give those up! I am having such a hard time finding a lender that will do HELOCs on both properties - most only did the primary but I have had some tell me they only will do an investment property -lol.

Has anyone had any luck with this? And please, where can I find this unicorn lender?!
