I want to make an offer. What information or paperwork do I need to send the realtor?

Always best to ask the agent you are working with.  Most deals will require the basics:

  • - Type of financing.  If cash, proof of funds.  If financed, pre approval from mortgage, hard money lender or otherwise 
  • - Offer price
  • - EMD Amount = Earnest Money Deposit
  • - Who you are comfortable holding the EMD
  • - Inspection period length of time
  • - Date you can close 
  • - Any other conditions you have.  For example, if the home is rented you will want to see the lease/ledger/rent roll at the very least, good to get that in the PA.  Any other conditions you may have....this is good to talk to an experienced realtor about as well to make sure the PA protects your interests 
  • - If you are going to conduct or waive the lead paint test
  • The agent will ask you these questions (and more) and ask for the proof of funds or financing.  I think that is a decent place to begin thinking about.
