River Rouge Residential Property Values

I own the note on a single family home in River Rouge that I'm in the process of getting posession of through a deed in lieu. Once I have it I'll need to sell it fairly quickly.

I'm a commercial broker so my experience with residential properties is very limited.

Anyone here have any insight into the market there? 

The house is two stories, about 1,500 sf, 3 bed 1 bath, brick, and the exterior appears to be in decent condition. 

I have a BPO from March 2018 with it at $30k, but the comps were from a pretty broad area outside of River Rouge so I don't know how accurate it is. The BPO also has the monthly rent value at $875, which seems to be fairly accurate from what I've seen.

Any insight into the market activity there would be greatly appreciated. 

Also, if anyone is interested in getting some info on it for themselves please let me know.
