Transitional housing qs

Hello, I am trying to find tenants for a 5 bedroom rehab in Lauraville 21214 and was approached by an individual looking to run a SUD Residential treatment program that is CARF accredited. Does anyone have experience with renting to these programs? I picture a scummy half way house but I'd like to think there are good operators out there. Trying to figure out what I need to do as LL - going to up my insurance,  what clauses should go in the lease? Thanks
