Looking For House Hack For First Deal! (Duplex/Triplex)

Hello all!

I have been reading, listening, and learning about various ways of real estate investing for a little over 6 months now and I am ready to take leap on my first deal/project. 

My girlfriend and I have been wanting to move to Portland from Denver for a couple years. With our current lease ending in July of this year, we would like our next home to be one we own. Right now we are most comfortable with the idea of purchasing a multi-family home (preferably duplex) and doing a BRRRR. We are open to owner financing as well as a lease option.

I would love to hear from anyone familiar with the Portland/Vancouver area with any tips, market insights, or just to connect!
