Experienced in seller financing?

Hi BP world!  

 I own a handful of properties in NWI which I would like to Seller-Finance sometime in the next few years (not in a hurry). 

Are there any NWI investors out there that would be willing to let me shadow the closing process on one of their seller-financed deals?    I'm not a novice investor, but I've only closed traditional sales.    Specifically, I'm wondering how the title process and closing disclosure documents might differ (if at all)  during a seller-financed transaction?    I'm also curious what additional risks I should consider before approaching a seller-financed transaction.  For example, I believe I remain liable for unpaid taxes and/or building damage or city fines as the primary lien holder.     Any feedback helpful;  shadowing a closing process would be ultra-helpful.
