Fort Wayne ARV and Rental Market Values

Good evening All! I have a couple questions about the local Fort Wayne ARV and rent markets.

First, what is the average ARV on SFH's that are 3 bed, 2 bath and 3/1 with 1100-1800 sq ft? I realize there will be a range but if anyone can share typical values you have seen or have actually got on similar properties that would be great. Also, what are these properties consistently renting for in the Fort Wayne area?

Second, what are duplex/triplex typically renting for per unit for a couple/few 2/1 and 1/1 units?

Thanks for any ballpark figures or high end/ low end numbers!

I always use Rentometer to check the rents as well.  You could also look at various property management sites to see what they are asking for properties.  For instance, www.456rent.com lists all of their available properties with addresses and some photos so you can compare that to your rental.  You can check all of the big ones doing a google search and then looking at their sites like that.

I personally have 3/1's that vary from $545-$800 depending on location and own one duplex in 46807 that is side by side with fenced yard and each tenant has a one car garage and parking spot in the back 2/1 with a/c that rents for $635 one side and $665 other side with me paying the water on this one.
