My latest Las Vegas flip

Took me 2 months to pick up this property at the trustee sale then 5 months to remodel it. It was one of the worse property I ever brought here in Vegas.

3 Bedroom / 1 bath / 1104 sf / 7000 sf lot size build in 1953.

Paid $52,100

Remodel Cost $ 25,000

Average Combs vary but 2 homes with the same square foot but with 2 baths sold last month for $119k and $115k. They took from 1 to 3 months to sell and was in the same condition as mine. My home has new electrical, A/C, plumbing, windows, doors and kitchen. Those homes had only new kitchen and paint.

I will try to put this home for sale for $119k which is a gamble..

I thought about rent it for $900 but did not like the people that showed up because they looked like ghetto. The house is located downtown henderson, nv and its in front of waltmart, walking distance to hospital, supermarket and waltgreen. It has a potential to became comercial as they are building a casino down the street from the house and I was told that they may end up buying all the houses on my street to make it an extra entrance.
