So correct me if I’m wrong here, but when buy deals from wholesalers, is the rehab cost included with the numbers or would I have to add that on top of their asking price. Like for example if they ask for 150k but needs 20k in work, would I be all in at 170k or…

So your own figuring for renovation cost as well as after renovation selling price
Also add in costs to buy as well as costs to sell and costs to pay the loan as you fix it up as well as cost of electric, real estate taxes etc
For me the ARV, repair costs etc are not accurate when listed by a wholesaler
Think about it if there was REALLY that much meat on the bone they could do the deal themselves
YRMV
