When to start with hard money to scale up in this market?

Pulled in all the properties on my own cash. Having issues getting contractors to finish quickly. Offered a "profit share"/bonus for finishing 2 weeks and 4 weeks early. Materials are being damaged, not showing up or not able to snag. We use our REIA options where we are at. Any recommendations and have 5 properties in the works. What process flow do you handle first and stagger between properties to get things done in the correct manner but fast. We use a CRM for the leads and trello for our workgroup flows. Want to make sure we can handle 20 flips next year with a consistent easy process. Love to see how we can improve our team.
