Cost of Flipping in Western Washington

Hi everyone! I have been involved in the land acquisition game for a boutique builder in the greater Seattle area. I have been entertaining the idea of flipping homes in the 1000-1750 square foot range but don't even know where to begin when it comes to fix up costs. Does anyone have any examples of homes they flipped, what work had to be done, and how much it costed? Any insight to estimating rehab costs would be a huge help!
