Whats the hardest part of flipping a home?🤔

1.) Building enough start up money💸

2.) Finding good deals in this market🏡

3.) Rehab process and finding good contractors🔨🔧

4.) Reselling at the price you want💰🤝

@Melissa Summerlin, take this with the fact that I am a part-time flipper and only flip when I see a good deal.

If I were full-time relying on deal flow to make a living, probably number 2.  Being part time and unable to support a full time, salaried team it is 3.

The thing with deals though, and this could change, is the competitive buy-in now also means the easy sale. In the Great Recession, low cost purchases were everywhere, but knowing the sale price was much more challenging. In fact I remember looking at properties listed for 10-20k as REO listings, next to flips that had just sold for $200k, but the next door down was another non-REO listed for $75k livable and sitting.
