Converting Single Family to Multi Family

I am aware that in certain areas, without proper zoning permits and what not, you can't just split a house into a duplex or triplex (or at least that's what I understand to be true). I am curious to know if I would be violating some zoning issue if I were to break up a single family house into studios in order to Airbnb or STR. As long as there is no HOA, I would essentially just be renting out a room in the house, no? Only these rooms would include kitchenettes and bathrooms.

My thought process is the multi-family market is HOT, and there's very little inventory. If I were to buy an undervalued house, rather than dumping a bunch of money into remodeling a single family home, you could maximize your income per square footage if that single family home didn't have one big kitchen and a couple bathrooms, but rather have multiple, smaller and cheaper kitchenettes. Just trying to think outside the box. I also really want to get into the STR game here in Naples, FL. Just wanted to see if anyone else is doing this.

You often can do this classified as a junior attached ADU. I've done it.

Easier still...pop in a kitchenette add a door/wall and call it a mother-in-law-suite.   You are not officially changing the zoning you are using your current zoning in an expanded way. It's more of an improvement to a single family home.

I've done both iterations many times DM me I could share my layout strategy. Does not work with every layout. Yes, can work for STR you are only renting a portion.
