Duplex Rehab Happening In My Neighborhood

There is a brick two story duplex being rehabbed down the street from me.
As a newbie, I want to stop in and pick their brains. oops, I mean stop in and say hi.
What might be a couple key questions to ask. After all this is a great opportunity that I cant afford to pass up.

Just be straight forward, say you live on the same street, you like how they are renovating, you have interest in real estate also, etc.

Most of the time, they are proud of their work and are exciting about sharing their project.
