Houston rehab estimation

Hi everybody!

I'm a real estate wholesaler and I want to work in Houston,Texas market.

But there are some problems with rehab estimations.

I wanted to know, how you estimate rehab costs for Houston houses?

Do you used 70% rule or fixed costs or any other rules?

Any opinions is appreciated❤️

@Amir H. Chavoshi 70% rule is not working for a lot of wholesalers in Houston at this time.

You may need to go upto 80%. That's my opinion.

For estimation cost, walk the property with a local contractor and learn quickly from the contractor so you don't keep calling them for rehab estimate. There are also bunch of YouTube Videos on how to estimate rehab cost.

@J Scott of BiggerPockets also have a book on rehab estimation.
